Selling a home can be a pretty involved process with a lot of decisions to make, most of which can be a bit stressful! Should you use a real estate agent, a direct company, or sell it yourself? How much should you list it for, what are the odds you’ll get that price and how much are you willing to negotiate? As difficult as those decisions can be to make, the real fun begins once you’ve made them and start the process!

Whether you are going with a real estate agent or trying to sell your home yourself, the big goal is to attract potential buyers to your house. It’s really just a numbers game; so many people have to see the house online or in a listing, so many people have to see it in person, so many people need to make offers to finally get that right one. Selling a house is just like any other product, you got to have a good pipeline. Let’s start at the top of the funnel and explore a few ideas how to help your house stand out.

Use technology to your advantage

The right picture staged at the perfect angle can make even the least attractive homes look interesting and get buyers to your front door. But real estate technology has come a long way since the days of placing a picture in the newspaper or “homes for sale” magazine in your city. Not only are online listing sites like Zillow or RedFin easy to use and attract a lot of eyeballs, you can also use the images on them to further invite interest.

Now, you can use 3D footageto let potential buyers take a walk through of your home on the computer, letting them fall in love and buy the house without ever stepping foot in it! This opens your buyer options up to people located anywhere in the world.

One of the things that I’ve learned as I’ve gotten older is that you get what you pay for. Sure, you could take the photos yourself, but hiring a professional photographer who knows what they are doing is often money well spent. Other professionals you might want to build a working relationship with include pest control companies and landscapers.

List your home at the right price

There is a science to finding just the right price to list your home at. Selling too high lets you reduce your price for the buyer, but can throw your home into a completely wrong category when it is listed. Buyers often use the “price search” online and you don’t want to be completely overlooked.

Homes that are priced too high show up on listings with other homes priced in the same range. When compared to them, your home may not look like a very good deal after all. But if it is priced too low, it will look like an amazing deal but you will not be happy with the final numbers.

Having just the right price gives buyers a good deal and lets sellers make what they were hoping for. It saves the long, drawn out process of bargaining back and forth to try to come to an agreement.

6. Sell your home’s key features, but don’t neglect talking about the flaws, either. 

The home you are selling is not brand new. It’s been lived in, dealt with weathering and storms, and it has flaws. Buyers won’t be stupid, they’ll know there’s a few things wrong, so get ahead of them by letting them know earlier on.

While this sounds like it might be counterproductive, you need to understand that before your home sells, there will most likely be an inspection done anyway. Any flaws that might show up on the inspection should be mentioned ahead of time. 

This way, if the buyer knows about them and still wants the home, the inspection won’t bring up any surprises and you won’t get excited about a sale that is just going to be tanked after inspection.
